Home modifications range from minor adjustments, such as installing grab rails or improving access through doorways, to more complex changes that may involve structural alterations or significant renovations. Under the NDIS, different requirements apply depending on the type, scope and cost of the modification.

Minor Home Modifications
Small changes can make a big difference! Minor home modifications are simple adjustments that help make your home safer, easier to use and more accessible, without major renovations.
These changes might include installing grab rails, adding a small ramp at an entry point, improving access around the home, or making everyday spaces easier to navigate. Under the NDIS, minor home modifications are grouped into two categories:
Category A: Modifications costing up to $10,000 that do not involve changes to a bathroom floor. These can be recommended by a registered occupational therapist.
Category B: Modifications costing between $10,000 and $20,000, or modifications that involve changes to a bathroom floor. These require assessment and recommendations from a Home Modification Assessor.

Complex Home Modifications
Sometimes, a few small changes are not enough. Complex home modifications involve larger changes that help create a safer, more accessible home and support greater independence in everyday life.
These modifications may include widening doorways for wheelchair access, creating accessible bathrooms, or changing kitchen layouts to improve functionality. Complex modifications usually involve structural changes, multiple areas of the home, or costs over $20,000.
Under the NDIS, complex home modifications must be assessed and recommended by an occupational therapist who has completed additional training as a Home Modification Assessor.
